Why Larnaca Is the Property Investment in Cyprus That Smart Money Is Moving Towards

Marwan Ammoun Investment

For years, Limassol was the obvious answer for Lebanese investors buying in Cyprus. Established market, strong community, high visibility. It made sense.

What has shifted is the numbers. Larnaca is now outperforming Limassol on price growth, entry accessibility, and rental yield momentum. The broader market is aware of this, but the wave of serious investment interest is still building. That window does not stay open indefinitely.

What the Numbers Show

Larnaca recorded a 5.6 percent quarterly rise in apartment prices in early 2025, leading all districts in Cyprus. In the mid-to-high segment, annual price increases approached 10 percent between 2024 and 2025. Rental yields for residential property in Larnaca sit between 6.5 and 7.4 percent, competitive with any comparable Mediterranean market.

Entry prices remain lower than Limassol. A well-located apartment in Larnaca costs significantly less per square metre than an equivalent in Limassol or Nicosia, which means the room for capital appreciation in Larnaca is proportionally greater.

What Is Driving the Growth

This is not speculative movement. It is infrastructure-driven growth, which makes it more durable than sentiment-based price increases.

Larnaca International Airport now operates over 100 daily flights connecting Cyprus with Europe, the Middle East, and Asia. For Lebanese buyers specifically, the direct connection to Beirut is a practical advantage that Limassol cannot match. Airport proximity adds both lifestyle value and short-term rental demand.

The Larnaca marina redevelopment is reshaping the waterfront. Coastal promenade improvements are ongoing. Urban regeneration in the city centre is producing new residential stock in areas that were previously overlooked. Tourism in Larnaca district reached 350,000 visitors in Q1 2025 alone — a 12 percent year-on-year increase.

The oil tank relocation project is freeing up valuable coastal land in Livadia and Oroklini, two of the fastest-growing residential zones in the district. These are structural changes, not market sentiment.

Why Lebanese Investors in Particular Should Pay Attention

Cyprus has always attracted Lebanese capital. The geography is immediate. EU membership matters for residency and asset protection. The English-speaking environment is familiar. The absence of inheritance tax on immovable property in Cyprus is a direct advantage for intergenerational wealth planning.

What has changed is the specific case for Larnaca. Where Lebanese buyers previously concentrated in Limassol, the return on investment in Larnaca is now stronger. Lower entry cost. Higher appreciation trajectory. Better airport access. Growing expat and local rental demand that is not solely dependent on peak summer tourism.

Larnaca also offers what Limassol increasingly struggles to provide: an investment that feels proportionate. Not every Lebanese buyer is looking for a 600,000 euro apartment. Many are looking for a 200,000 to 300,000 euro asset that performs well, requires manageable ongoing costs, and offers a genuine lifestyle anchor when needed.

Areas Worth Understanding Within Larnaca

The districts of Oroklini, Livadia, Pyla, Aradippou, and Kiti are each at different stages of development momentum. What they share is proximity to the airport, access to the coastal zone, and active residential development.

Oroklini and Livadia in particular are benefiting from the oil tank relocation and the opening of coastal land that follows it. Properties in these areas purchased in the next 12 to 18 months are positioned ahead of price adjustments that relocation progress will bring.

Getting the Cyprus Investment Right

The decision to invest in property in Cyprus is not complicated when approached with the right information. What makes it complicated for most non-resident investors is distance, the absence of a reliable local perspective, and the gap between what developers show and what the market actually looks like on the ground.

Our Invest Butler service exists to close that gap. We work with buyers to understand their investment goals, research the Larnaca market independently, identify properties that match those goals, and guide the process through to purchase. The service is free to buyers — we are paid by the developer, which means our incentive is to find the right fit, not to close a transaction.

Finding the Right Tenant for Your Cyprus Property When You Are Not There to Meet Them

Marwan Ammoun Property Management

You have decided to rent out your Cyprus property. The apartment is ready. Now comes the part that makes most non-resident landlords genuinely anxious: finding someone you can trust with it, from a distance.

This anxiety is reasonable. When you are local, a difficult tenant is an inconvenience. When you are 2,000 kilometres away, it becomes a serious management problem. Getting the tenant selection right in Cyprus from the beginning is not just about income. It is about peace of mind.

Why Tenant Selection Matters More for Overseas Landlords

A non-resident landlord in Cyprus does not have the same recourse options as a local one. You cannot drive past the property. You cannot knock on the door if a payment is late. You cannot respond quickly to a maintenance issue that a problematic tenant is ignoring.

The right tenant makes the entire experience of owning a Cyprus rental property from abroad straightforward. The wrong one creates a problem that compounds with every week you are not there to manage it in person. The decision at the start is the most important one.

What a Strong Tenant Profile Looks Like in Cyprus

In the Larnaca market specifically, the strongest long-term rental tenants tend to share a few characteristics: stable employment or verifiable income, a reason to stay in the area for at least 12 to 24 months, and a clear track record from previous rental arrangements.

Expats and professionals relocating to Cyprus for work are often ideal tenants for furnished rental properties in Larnaca. They are not in Cyprus temporarily. They need a stable, well-maintained home and they value a landlord — or landlord’s representative — who responds promptly and keeps the property in good condition.

How Viewings Work When You Cannot Be There

The viewing is where most tenant selection actually happens — and it is the step that overseas owners understandably find most difficult to manage. You cannot read a rental application the way you can read a room.

This is where having someone on the ground matters. During a property viewing in Cyprus, the right questions reveal far more than a written application: Why are you moving? What is your current living situation? How long are you planning to stay in Larnaca? What does a typical week look like for you? The answers, and the way they are given, tell you a great deal about whether this person will treat your property the way you want it treated.

Documentation Before Anyone Moves In

Before a Cyprus tenancy begins, a thorough property condition report should be completed — room by room, with dated photographs of every surface, fixture, and fitting. This is standard practice in well-managed rentals and it protects both parties.

A clear written agreement about responsibilities — who handles what, how maintenance requests are submitted, what constitutes normal wear and how it is managed — prevents the majority of disputes before they begin. The goal is a tenancy where neither party ever needs to argue about what was agreed.

Staying Informed Without Being Intrusive

Once a good tenant is in place, the relationship should be light-touch but reliable. Regular brief updates, prompt responses to maintenance requests, and scheduled property inspections in Cyprus (every 6 months is reasonable) keep you informed and the tenant confident that the property is being properly cared for.

Most good tenants are not looking for frequent contact. They want to know that if something goes wrong, someone will respond quickly. When that is in place, the relationship takes care of itself.

What Rental Butler Covers

Our Rental Butler service handles the full scope of what a non-resident landlord needs: tenant search support, coordination of viewings, screening, liaison with the selected tenant, access management, periodic inspections, and maintenance coordination throughout the tenancy.

You stay informed. The property stays looked after. And you do not have to manage any of it from a distance. The service starts at 350 euros per year.

What every Non-Resident homeowner should know about maintaining a property in Cyprus

Marwan Ammoun Property Management, Home Maintenance

Owning a home in Cyprus is a dream for many, but when that dream comes with an sea between you and your front door, maintenance can quickly turn into a challenge. Whether your property is a summer home or an investment rental, caring for it year-round requires more than a friendly neighbour’s occasional visit.

The Cyprus climate factor

The Mediterranean sun might be perfect for vacations, but it can be tough on properties. Salt air, humidity, and dust take a toll on paint, wood, and even electronics. Regular checks and preventative care are not just nice to have, they protect your investment.

Five things every Non-Resident should stay on top of

Regular Inspections: Check for leaks, mold, pests, and humidity damage, especially during the winter months.
Bill Payments and Mail Handling: Unpaid bills or missed letters can lead to unpleasant surprises.
Security Monitoring: Vacant properties can attract unwanted attention, so make sure your alarms and locks are working.
Appliance Maintenance: Air conditioners, fridges, and heaters need periodic servicing to prevent costly breakdowns.
Pre-Arrival Preparation: There is nothing worse than arriving on vacation to find dusty floors or an empty fridge.

Even the most organised homeowner cannot handle unexpected issues from abroad. One leaking pipe or AC breakdown can quickly become a bigger problem without someone local to respond right away.

How our Home Concierge services can help?

That is where HomeAway Butler, part of the Home Butlers service line, comes in. We handle:

Scheduled property visits and detailed inspection reports.
Bill management and mail collection.
Cleaning and pre-arrival preparations.
Coordination with maintenance crews and suppliers.
Emergency response when something goes wrong.

We are your eyes, ears, and hands on the ground, making sure your Cyprus home stays in perfect condition while you are away.

If you own a home in Cyprus but live abroad, peace of mind is priceless. With a trusted local team caring for your property, you can focus on enjoying your home rather than worrying about it.
