We find and screen your tenants, prepare the lease, and become their local point of contact, so you don’t have to deal with every call at midnight. FINDING THE RIGHT TENANT
We market your home, run the viewings and screen the people who apply. You get our view on each one, and the final decision is always yours.
Once you’ve chosen, we prepare the lease under Cyprus law and handle the move-in, with an inspection and photos, so the home’s condition is on record from day one.
WHOM IS IT FOR
Landlords who own a home in Larnaca District but live abroad, most of them Lebanese, with one apartment or several. Owners whose tenants call them directly for every small issue. Investors who bought to rent and want their rental income to feel like a genuine return rather than a second job.
You do not need to hand over full control. We work within the boundaries you set and keep you informed at every stage.
DURING THE TENANCY
We’re your tenants’ main contact for questions, notices and repairs, so problems are dealt with quickly and good tenants stay. We inspect the home regularly, and when tenants move out, and send you a report with photos.
If you want, we collect the rent each month and transfer it to you, with a record of every payment. We also collect the mail, keep an eye on the utility accounts, and are there whenever a contractor or inspector needs to get in. Repairs only go ahead with your written approval.
WHAT IT COSTS
From €350 a year, paid at the start of each year. It’s the only management fee for the year. When we find you a tenant and the lease is signed, there’s a fee of one month’s rent.
Third-party costs, such as repairs or cleaning, are passed on at cost, and only with your approval. Bank charges for transferring the rent to you are passed on at cost too. You can stop the service with 30 days’ written notice, though the year’s fee isn’t refunded, and it renews each year unless you tell us at least 30 days before.

Who chooses the tenant?
You do. We find and screen the candidates and tell you what we think, but the final decision is always yours.
Do you collect the rent?
If you want us to. We collect it each month, transfer it to you, and keep a record of every payment.
What happens when a tenant reports a problem?
They call us, not you. We find the right people, send you the quote, and nothing goes ahead without your written approval. We’re there whenever anyone needs access.
What do I get to see?
Regular updates on the home and the tenancy, and inspection reports with photos, including when tenants move in and out.
What does it cost to find a tenant?
One month’s rent, once the lease is signed. It’s separate from the yearly fee, which is from €350.
I already have tenants. Can you take over?
Yes. We start by understanding the current tenancy and your expectations, and from then on your tenants deal with us.
Can I stop the service?
Yes, with 30 days’ written notice, though the year’s fee isn’t refunded.
Not renting it out?
If your home sits empty, HomeAway Butler looks after it, with a check-in every month.
